Sorry this could turn into a long one but I'm wondering what to do about our flat.

Its currently set up as a one bed. We've put off changing it as its on the market and we do have a buyer. However, we've had a buyer for 8 or 9 months and she's struggling to sell her house. We've also had the flat on the market for years. We've sold it a couple of times in that time but its always gone wrong (once on exchange day). We know we're going to struggle to sell it as both first time buyers and investers are struggling to get mortgages and there's hundreds on the market round here.

We did think Jamie could just stay in our room until he went into a bed but I'm beginning to wonder if we should turn it into a two bed now. There are some problems with doing that. We would have to put some of our furniture into storage as we've been using it as a one bed for 6 years. It also works better as a one bed because the smallest room is the one we're currently using as a dining room and that would have to be our living room as you have to walk through it to get to the kitchen. I also have the feeling oh will be resistant to the idea.

However, on the other hand there are lots of reasons to do it. I suspect Jamie will get even worse with sleeping (if that's possible) when moved and I have 6 weeks untilI go back to work so it would give him time to settle if we did it now. He also is getting an increasing number of toys and we only have a couple of drawers for his clothes and we're running out of room. If we switched to two bedrooms we could get a toy box and another chest of drawers. There's also the fact I am off work at the moment so could do some sorting and I can't imagine I'll get a chance when I go back as I'll have marking and planning to do. Finally (I think) we have to baby proof the house anyway so it might make sense while we're doing that just to switch everything round.

What do you ladies think? The other thing is if we don't do it now when do you think we should?

oh god that's tricky... personally I would leave it... can you use the dining room as sort of storage area so get rid or move the table to the side and put exra toy boxes and things in there but still have Jamie with you?



It seems like a lot of hassle if you could potentially move in the next month.

I suppose it depends on how long your going to be there (which you dont know) I'd go for it in your situation because having hios own room means he will have his own storage. Amelia is in with us at the moment but her room is done up and he drawers/wardrobe big inflatable htings that my mam insists on buying are in there. Its lvoely to e able to dhut the door and foregt about the state its in

tbh i applaud you for keeping him in with you for seven month, both mine were in their own rooms by 12 weeks cos we kept each other awake at night and it did wonders for their sleeping. Its tricky if you dont know how long you are gonna be there but like you say if you are gonna do it you need to do it now really

I would leave it as a 1 bed, could you not rent it out for a while and remortgage to a buy to let with additional borrowing to cover deposit on your next place?

Like your idea Mandy but I don't think the banks would go for it. Even though we've got the highest credit rating for mortgages they're reluctant to give us more than a 90% mortgage.

Thanks ladies. Yesterday I was convinced that turning it into a two bed was best but now I'm not sure
