| so my auntie was renting this house throung 'your move' when her comtract was finished she moved out, she scrubbed the house from top to bottom and left it in a better state than she got it in, she handed the keys in on the friday. she has since been sent a letter saying she is getting done for damages as the house has been totally ransacked, radiators,boiler, fireplace ripped out, windows smashed now there is no way my auntie would do this, they didnt go to check the house till the tuesday so its obv's been done between her handiong the keys in on friday and them checking! she wont get her bond back and she really needs it as she had to take out a loan for her new bond. her neighbour who knows the landlord saw the house just befor she handed the keys in as she was asked to check it by the landlord...does anyone know where she stands with this situation, anything she can do??? thanx x |

| Yes I did used to work for them but on the mortgage side of things so my rental experience is fairly limited. I would suggest she talks to Your Move and together they contact the police. Once she's handed back the keys her obligation finishes and really they should have come to the property to do a check out on the day she moved out. Your Move's deposits are usually held via My Deposit so she can always contact them and ask their advice too, Your Move would have supplied her with a certificate with her reference number and their details on. I would assume if someone broke in their would be signs of forced entry which the police would pick up on

| How awful!
I think that your aunty must be covered if somebody else saw the house.
Plus, the landlord must be insured!
and... in my opinion, its their fault that they didnt check it on the day she moved out.

| As the house was not seen when she handed the keys in they cannot prove it was her. She needs to get herself a solicitor asap but she should be ok as the house was not seen on the Friday. Rightly when someone moves out of a property the owner should come to the house and do a check while the person moving out is present. If this does not happen then the landlord cannot point the finger x |

| They aren't actually obliged to do the check out straight away, guidelines state that a checkout must be dones 'as soon as is reasonably practical'
I really think the first step would be to get back in touch with Your Move as it's such an unusual situation |

| Omg, how awful When we moved out of our old house, the landlady came round the day we handed our keys over and she did the checks then and paid our deposit back the same day. But as the others have said..surely the can't hold her fully responsible if there is no proof either way, and again if its been ransacked surely there are signs of forced entry?? I hope your auntie gets it sorted hun. xx |

| right, got more info out oof her, seen the letters and pics etc, she was kind of upset when telling me so couldnt get the full story anyhow, reading this letter she isnt gettign blamed for the damages, police are involved as there is evidence of forced entry, they have taken finger prints etc basically what they are saying is she wont get her bond back as they have no proof of the state she left it in befor the break in.i think she is going to talk to the next door neighbour(who saw when she'd finished) to get her to tell them she saw it looking at the pics looks like some one has took all the pipework from under floorboards and stuff, made a right mess, bbroke the toilets and loads more, if you ask me its something to do with the naighbours at the other side, bit dodgy them 2 anyhow, just hope she manages to sort it...thanx ladies xxx |
