| ok going to make this quick.
when we moved in there was a leak from the bathroom.
it came through the ceiling in the kitchen. i phoned estate agents they said to contact land lord. we did he sent a plumber out who said there was nothing wrong.
it continued to leak and it got worse.
I got up one morning months maybe 6-7 months ago and the ceiling had come through about 30cmx30cm big i phoned land lord straight away it was a sunday morning.
he said he couldnt get anyone out. trevor spoke to him and he asked trevor to fix the leak. trevor did. trevor put plaster board over the hole.
he now wants to charge us £220 to fix the ceiling. is this right i've told him no as it was down to him and him not bothering to get a plumber out.
our deposit is protected by the deposit scheme but we need to get this sorted A.S.A.P as we still dont have a cooker, fridge, washing machine or freezer.
please any advice |

| its his house so he has to repair it! my mum has a problem with a leak and the landlord paid for everything, they have to dont they?! is it documented anywhere u contacted him about it when it started? x

| Don't sound right. I don't know the legal issues work but you did the right thing surely in informing him. It was his fault he didn't sort it. Really hope it gets sorted soonx |

| i've spoken to the estate agents and they've said well he's our client we have a duty to him.
i said i have not phoned to moan but just for some advice. that would not something like this be the duty of the land lord and she said yes. she said to speak to him. but he's not answering my calls and only replying by text.
he's not come back to me since i said about the ceiling though. so he may well be looking into what i said?
i really need something concrete or that i know is the law to throw at him |

| If you contacted him and he failed to send anyone then it's his responsibility. Unfortunately when the agents do a check out they always favour the landlord in my experience, you might have to go down a dispute route to get your money back x |

| you deal with your landlord? my mum has to deal with the estate agents, she rings them, they get quotes and then arrange it with the landlord! i assumed it wasn't thru an estate agent! x |

| mandy you may know what this is.
he has to deal with everything except the letting of the property and the paper work etc?!
they've said if we can not come to an agreement we have to put in a dispute to www.deposits.co.uk

| i would remind him on how he didnt get it fixed him self. i think you can get hold of trading standard and ask them what should happen? x |

| Yep I've had a fair amount of experience with this, see what he comes back with and if he refuses to cough up then I'll help you file a dsipute x |
