| Subject: 2 or 3 bed house? Tue Apr 26, 2011 8:03 pm | |
| We are currently looking to buy a house but there is just not much about at the moment. We have seen a nice 2 bed in a good area, but not sure if we would want just a 2 bed. We dont NEED a third bedroom (yet) but i think it would good to have, we could have people i.e the inlaws to stay and would be good for extra storage and then obviously for more children. But we could go for a 2 bed, just to get on the ladder and always move in the future. If we had another baby they could always share (until a certain age depending on the sex) Im just not sure what to do?! Anyone bought a 2 bed and regretted it? Or anyone bought 3 bed and not needed the third room?

| i am in a 2 bedroomed house and would kill for a 3 ,,,, saying that i have 2 boys and a girl not only do we have danielle in with us , we cant have guests without using the sitting room for boys and offering bunk beds for guests or blow up beds in living room ,,,,, in an ideal world i would have danielle in her own room with a futon so guests could use our room ya know x |

| I wish I was in a position to buy any house lol but I would go for the 3 bedroom if you can then you don't have the hassle of moving to a bigger place in the future when you have more kids xx |

| There is no way I'd cope with 2 bedrooms...our 3rd (which was Izzys nursery til she moved) is now her playroom BUT only because the room downstairs that will be her playroom is being renovated...once thats done the 'spare room' will be used for a)gym stuff b)things that have no home but don't want to put up in attic..like blow up bed and general 'stuff' like that. If I was buying now there is no way I'd consider a 2 bedroom house, just cos I know as soon as I moved in I'd want to move..so if you can afford it I'd difintly hold out for 3 bedrooms. The other thing is that 2 bedroom houses are obviously quite a bit smaller downstairs..my friend was in a 2 bed and she literally had a kitchen/diner and a front room and the whole thing was about the size of my front room, she had no storage and its a good job she was into minimalism , she bought a 3 bedroom and now has a large dining room too and a little utility room!!! |

| We live in a three bed. Our small room houses oh's computer and all the junk lol, and we have a double spare room. I know once kids come along we will really need all three rooms but at the minute 3 beds seem like a bit of a waste. I would still choosea three bed though. |

| I don't know. When I just had Charlotte we lived in a two bedroomed house for 6 years it was only when I had Paul that we bought a 3 bedroomed house. As you get older and your kids get older you acquire tonnes of junk, toys, bikes, computers, etc.
We have a lovely old 5 bedroom house which is big but still not big enough, we'd move to 6 bedroomed if we could be I doubt we'd sell ours in current climate as it's only smaller houses that are selling near us.
Hey I bet if you moved near us you could afford much more for your money. |

| We bought a 2 bedroomed house after having a 3 bedroomed bungalow and regretted it as soon as Libby was born, there was just not enough room. We now have a 3/4 bedroomed bungalow again - 4th is a playroom and really appreciate the extra space we have. Personally I think if you can get a 3 bed I would, if you bought a 2 bed and decided to move in the future - the cost of moving is horrendous, it usually costs us around £6,000 with fees etc. plus the hassle. xx |

| Thanks girls, i do really like this 2 bed house but i think it would be best to hold out and get a 3 bed. Wow Susan i didnt realise it would cost that much to move again! |

| I have gradually traded up through 1 bed flat (shoebox), 2 bed flat, 3 bed house and now 4 bed house.
The 2 bed flat was fine for 2 of us for a while when we were pretty much just sleeping there (2nd bedroom was tiny), in the 3 bed house we had plenty of room for 2 of us and didn't use all the rooms. We moved again because the area wasn't perfect.
Our 4 bed house is perfect for the 3 of us plus assorted animals. We have a spare room for guests and a very untidy storage room for our 4 bed room.
If you are keen to get a house and 2 bed is what you can afford go for it but bear in mind that it costs to move so if you are planning on having more kids you are likely to want to move to a 3 bed at some point |

| There are actually 3 houses i like at the mo, the 2 bed semi is £189,950 theres a 3 bed extended bungalow £219,950 and theres also a 4 bed semi for £230,000 (little out of our price range but much bigger, but on a busy-ish road which i dont really like) Im just so impatient we have been looking for a while but not seen the 'prefect' one yet! |

| In the current climate I'd be tempted to look at houses over your limited and then put in cheeky offers! The worst they can do is say no! And you could get a real bargain.
I've always liked what I couldn't afford but my dad taught me to go in with offers as people do accept offers! I've had some bargains!

| Thanks for the Tip, i was thinking of the same too, ive been keeping an eye on houses in the area and seeing how long they have been up for sale for and most have dropped by 10grand after a few months as well. It also says how much they sold for after and its always lower than the asking price |

| i would go for the three bed. only coz if you did ave another you wouldnt really have to worry about moving. we are looking for a three bed (but saying that, we have a paige and a boy on the way lol)
but as you said its nice to have that extra room incase some one comes round n what not x |

| we moved from 2 bed to a 3 bed and we still needed space, as the kids get older, they just need space. so moved to this beautiul 4 bedroom, and i love the extra room, the spare room is where russ's computer is, and gym stuff, it was in my dining room before we didnt have one.
if you can afford it go for the biggest house you can, you will be surprised how much space you can use |

| Yeah I agree if you can get a 3 bedroom then I would. We bought our 2 bed house and it was perfect for us at the time...and we were never actually planning on having kids. We would love to move to a 3 bed, but the fees, and the fact that we would need to save for a deposit again means we can't. We don't have muich equity in our property and with childcare fees, me working part time there isn't enough money left to save up for a house yet. xx |

| I agree, I think you should go straight for a 2 bed. We have a 2 beds upstairs and a bedroom downstairs (extension), but were lucky enough to have an extension and also planning permission to extend upstairs too, so we can turn it into a 3/4 bed. x |

| hay we bought a 2 bed and although we dont regret it because its all we could afford at the time and we loved having our own house, i do wish we had been less fussy and settled for a 3 bed in an area that wasnt our favourite. obv have a boy and a girl who share a room but its not a bad size room so its not caushing any problems yet, the only thing with 2 bed houses is that generally the other rooms are smaller like living room. That is what bugs us the most, but we are still happy here cos it has a nice size back garden, a 3 car drive a big garage and a front garden too so in the summer we sit outside most the time! To move we need 14k ish, so its not even an option just yet! x |

| I would for as big as you can afford Terri! And agree with babymilly dont forget people are desperate to sell. I had my 2bed flat on the market in Jersey for about 7 months just at the time the credit crisis started and it was on the market for 280k I sold it for 240... which is a massive reduction but I was desperate! |

| I agree get a 3 bed hun, we have a three bed, 2 big rooms and noahs room. One of the big rooms is full off junk which we need to sort out ( well its my dressing room lol). Its more easy to sell i think in the long run too if u have a 3 bed. Char |
