On saturday, the estate agent wont be able to come as hes really busy on saturdays apparently so it the owner showing us around.
Do you have any advise on what questions to ask? I might write a list lol!

is there shared access? like in the garden some places are done so the neighbours have to take there rubbish through your garden to put it out.

i would ask

how old the boiler is, any issues etc
damp anywhere?
if theres no drive the parking situation!
how old the windows are


you can prob see most of these by just looking, but when we bought our house we didnt really know what to look for, but when we moved in and found out the boiler was about 25 year old we had trouble getting it insured!

hmm i cant think o anything else, hope you like the house!

Oooo how exciting!!!!! Very Happy

Do you know the area well? If so then I cant think of anything else to add to ask but I would say is just take EVERYTHING in, if it needs a new bathroom/kitchen/windows even carpets etc. then you will need to cost these in if you make an offer.

If you dont know the area then ask about everything, any trouble from people hanging around, where the local schools are and if they are good, trouble with neighbours, where the nearest park is and if it's good etc.

And as hard as it is try not to get too excited, dont go for the first house you see, we've done this twice because we got so caught up in it all - luckily it worked out well for us but I do know of people who buy on a whim and regret it after.

yeah... google warm air heating first so you sorta know a bit lol. are there any verbal or written contracts? such as with a window cleaner, gardener etc?

Thank u Susan, we know the area well. Its in a little close, just round the corner are two playgroups, a primary school and a secondary shop just over the road and up the road is the park and sports centre Smile
Ill take a little note pad hehe x

stupid one, but check how many sockets there are.

Ask about the electrics, how old is the wiring and have they got the certs if it is fairly new.

You could ask what fittings and fixtures they will be leaving behind i.e curtains/poles and light fittings.

Has the house had a damp proofing course. xx

That is lush and so cheap too! For that price you might get a 2 bed flat here or if you're really lucky or a 1 - 2 bed starter home (A glorified box basically) And it is in the town where I was born too (I remember our FB convo) xx

Yeh it is very cheap! We did want Mile Oak but southwicks only down the road and much much cheaper and bigger houses. So were viewing that and another in Mile Oak on sat Very Happy

another good tip is to check all the internal doors close okay, i know it seems obvious but it is mazing how many houses have kak doors that need replacing.

This is a list I used to give my clients to look out for when viewing a property

When you arrive, linger outside and take a good look before knocking
look at parking, are there any restrictions/permits needed, restricted times
look at the neigbours houses, are they overlooking yours? any pets, are there gardens tidy or full of junk.
Is the road noisy, any trains/buses etc that might cause a nuisance
Look at the roof, are there any tiles missing, does it curve in at all

Questions to ask seller/agent

Council tax band/general utility costs
any guarantees not included with the title deeds eg, damp reports or planning consents
Has the owner made improvements, do they have warranties and proof of planning?
Does it need much regular maintenance?
If it's leasehold, how long is left on the lease (you'll need at least 55 years left for a 25 year mortgage) and how much is the service charges/ground rent
Ask about neighbours? Have they lived there long and are there any disputes?

When going round check:
Is there central heating? When was it last serviced?
Has it been replumbed or rewired. Do they have guarantees?
Look for any cracks, uneven floors, and signs of water damage
Look at each room as if it were empty. will your furniture fit?
Find out abour fixtures and fittings
Check if built in appliances are included, such as integrated fridges/ washing machines and ovens. Do they work properly?
Look at the garden and any external buildings such as garages
check that the plants will be left if it's a landscaped garden
check the window frames and any woodwork, look for cracks, rotting wood etc
Any evidence of replaced windows/glass on doors. If there is it could indicate there was a break in at some point

What is the local area like, are there shops nearby. post office, library anything else you may need
What are the local schools like?
Which way is the property positioned? East facing rooms will receive more sun in the morning; West-facing rooms will be brighter in the afternoon. Which way does the garden face?

Other questions to ask the agent if you like it and want to offer

Why are they selling? This will give you a good idea on how desperate they are. If they've found their dream house to buy, they may take a lower offer to speed things up.

How long has it been on the market? Good properties at the right price don't stay on the market long. If it's not sold ask yourself why? Is it overpriced, is there something wrong
How quickly do they want to move and what is their position?
Have their been any previous offers? Why didn't they go through?
