Theres a house we really like again, but still waiting for the deposit to be sorted. But was just wondering....
The house is up for 194,950, a house a few doors away sold a few months ago for 189,950. If you were to put an offer in what would u offer?

It depends how long it has been up for. Personally, I would attempt to knock off £8k and finally pay no more than what the other house went for. x

That said, it also depends how much you like it/want it. If you are 100% its the one for you, then you may end up paying the full price, but at least then its yours. x

Check with the agents if any other offers have been made yet, if they have and they've rejected it it'll give you an indication of what they're looking for, also find out as much as you can about their situation, are they desperate to sell, have they found somewhere else yet. If they haven't found somewhere to move into they may be more inclined to hold out for a better one. People very rarely put their houses on the market expecting the full asking price.

I would be looking at a starting offer of around £187,500 then go from there

Depends on how long its been on the market. Get a free survey done and you can haggle on things - i.e if it needs work doing to it. I would always advise on a survey before putting an offer in on a house.

I would go in at £185k personally. You are first time buyers with no chain so can move straight back in x

Compared to the other house is it the same size, same condition, need development, better views, more garden etc??

If it's virtually the same then expect to pay about the same, or more or less accordingly.

We were looking at 2 identical houses on opposite sides of
The same street, oddly there was £10k in it just because the garden was a bit longer and got the afternoon sun!

Having said that I wouldn't want the house with no sun on it's garden so percectly understandable actually!

Start low! You can always go up but it's very difficult and makes you look a twat if you make an offer get it accepted and the try to get it cheaper!

So I'd test the water at £185,000. Have the price that you're are willing to pay in your mind. Don't put too many offers in as it can look like you're playing with them and they'll keep expecting you to another 1,000. So after your first offer, if it's refused the agent usually comes back and says ooh they were thinking mote along the lines of such and such. So if this in your price range offer between what they sai and your original offer.

I've never paid the asking price for a house. I offered 30k under for this one as alls I could afford (always liked what I couldn't afford) they refused so I said ok but that was my only offer. I then arranged to see another house with the same agent (so he'd tell the other vendor) and he called me back to say ok they'll agree! Bargain '
