| We first put out flat up for sale before i got pregnant then i got pregnant with Robert so we took it off the market as i didnt want to be moving whilst pregnant. We put the flat back up for sale around June last year, we have had a few people look round a one couple that was really interested but they couldnt get a mortgage as they were first time buyers. We had someone look round Tuesday evening who really loved our place, the estate agent called us Wednesday morning to say she had put in a n offer for £132,000 when it is up for £144,995 so we said that is a bit too low then agreed to £135,000, well today the estate agent called back and said that the buyer has looked at her figures and decided she wouldnt be able to afford £135,000 so would have to go back to her orginal offer of £132,000. I am so annoyed as i'm pretty sure she can afford it as she said she is in the position to take out a 2nd mortgage on our place if her house doesnt sell quickly!! We are so desperate to move now as we want a garden for Robert to play in and we do want another baby at some point so will need 3 bedrooms! I think we will end up agreeing on the £132,000 figure just coz we want to get out but i really think what a cheek to offer that! If you know roughly what sort of price you want to pay for somewhere dont go and see somewhere that is out of your price range!

| Laura, so sorry, she's just a tight arse!
I'd accept it but I would take everything out before I went ie curtains, blnds any nice ight fittings. She asks about them during the sale tell her you're selling them separtely.
When you and ian find a house you want you should try making some silly offers - it's a buyers Market.
Just think by the summer you and Robert will have a garden

| I hope so, she has put me in such a bad mood now! We are taking every little thing with us, i think i'll even take the light bulbs now or is that taking it a bit too far?? I just keep thinking if she is causing trouble now this early on she is bound to pull out!

| i like the 1st one i cant believe how expensive houses are down there my dad is in the process of buying a new house and has found a really nice 3 bed semi for £60,000...similar to the 1st on of yours...i also found a really nice 5 bed detatched for £115k round here, its amazing the price difference xx |

| I wouldn't accept it on principal!! Another buyer is just round the corner, drop your asking price slightly but fricking 12000+ no way!
Gems where on earth do you live??? I'd have 2 x 5 beds if they were that price? My 3 bed terraced is worth £200k |

| OMG the cheek of the woman, she really is chancing her arm there. It's putting you in a really difficult situation as like you say she is totally taking the piss and you've already turned down her first offer. But then it is "only" £3k. Is that worth waiting around for another few months trying to get a buyer?
Like Penny said I'd completely remove everything if you did accept and sell it seperately. x |

| oh i think its the forst and second i like does anyone actually live in the second one ???? the third one , i like the building and garden but i would have to consider cost of ripping up and replacing seriously dated carpets/lino/wallpaper throughout ,, could be a lovely place though the middle on , i love the layout downstairs the first one , the kitchen look a bit to small for my liking but seems the more modern and something i could live with until i put my mark on it |

| Oh Laura, what a pain! You haven't had much luck really. I would accept the offer as like Pen says it is a buyers market, and if you have accepted less chances are some will accept less for theirs. Like the first two very much, can really see the potential in the second one. x x x |

| Im sure its common practice and expected for people to offer 10% less than the asking price -- its up to the seller whether they take it - she isn't making you accept it so I don't think she is being cheeky at all. If you aren't happy with the price hold out for another buyer. |

| Laura, I like the first and third best but I like the kitchen in the second. I would love you to move up north (near me) but I think the prices are the same here. There's nothing wrong with making low offers (i always have) it's the fact that she'd already agreed one price that makes me mad! But I would take the offer Hun. Yes take the light bulbs! xxx |

| LOL Pen - when we moved house when i was 13 we took the pine loo seats - cos of course didn't want the ones in the house we were going to...and the boys who moved in our house came to my school and tried to make fun of us that we took them...but it backfired and everyone was like why the hell do you want them to leave the loo seats?! I took the bulbs from the bungalow They were those energy savings ones, cost me a bomb and last 10 years! |

| What have you decided to do? Im not sure if I would accept that or not. I think I would go back and say that you can do £134,000 but that is it. If she wants it that badly, she will find the money. Alternatively, tell her she can have it at the £132,000 as long as the completes by a certain date, etc. x |
